Top Estates is the first developer in the Czech Republic to introduce an AI apartment assistant

In the Barrandez-Vous project, we are the first in the Czech Republic to introduce an AI apartment assistant, a new digital service that provides clients with instant access to information about their apartment and communal areas.

The AI assistant is available 24/7 via a QR code located in the technical section of each apartment in the Prague residential complex. Within seconds, it provides answers to the most common questions and facilitates owners' access to information they would otherwise have to search for in documentation or resolve through building management.

Digitalisation is thus gradually moving into the residential housing sector, changing the way clients communicate with property managers and developers after moving in.

„Our goal is not to replace human contact, but to eliminate unnecessary waiting and arduous information retrieval. Clients today expect an immediate and accurate answer, and the AI assistant enables just that.“

An analysis of the first 180 user interactions showed that the system was able to provide answers directly from available documentation in approximately 90% of cases. The most frequent queries concerned garage operation, external blind control, terrace maintenance, heating, and apartment technical equipment. The remaining 10% of queries concerned areas outside the provided documents, and users were correctly referred to building management or the responsible person.

The company plans to expand the use of AI solutions in other upcoming projects. It will focus primarily on connecting communication between apartment owners, building management, technology suppliers, and service partners.

„We do not see the future of residential living as replacing human communication with technology. People will always be a key part of the entire process. However, artificial intelligence can significantly simplify administration and connect individual parties more quickly and efficiently. This is the direction we want to take in other projects, not just the recently completed Barrandez-Vous.“
